Terms and Conditions

Welcome to Big Barn Lodge (“we,” “our,” “us”). We’re happy to have you as our guest! These Terms and Conditions (“Terms”) explain the rules for using our website, making a booking, and staying at our property (collectively, the “Services”). By reserving a stay or using our Services, you agree to these Terms.

• Guests making a booking must be at least 25 years old at the time of reservation.
• All guests must be registered and approved in advance.
• Maximum occupancy is limited to 6 guests unless otherwise approved in writing.
• No additional overnight guests are permitted without prior written consent.
  

• A valid credit card or approved payment method is required to secure your booking.
• Rates are in USD and include applicable taxes and fees unless otherwise stated.
• A security deposit of $250 is required and will be refunded within 7 days after check-out, provided there are no damages or violations of these Terms.
• A cleaning fee of $80 applies to all bookings.
• All payments must be completed prior to check-in.
  

• Check-in: 3:00 PM on your arrival date.
• Check-out: 10:00 AM on your departure date.
• Late check-out: $25 per hour, subject to approval and availability.
• Early check-in is not available unless pre-approved in writing.
  

• No pets are permitted unless prior written approval is granted. Unauthorized pets may result in a $200 cleaning fee and/or termination of your stay without refund.
• No smoking or vaping anywhere on the property. A $500 fine will apply for violations.
• No parties, events, or large gatherings without written consent.
• Quiet hours are from 10:00 PM to 8:00 AM.
• No illegal activities of any kind are permitted.
  

• Treat the property, staff, and neighbors with respect at all times.
• Report any damages or maintenance issues immediately.
• Guests are responsible for all damages beyond normal wear and tear, caused by themselves, their guests, or visitors.
• Repair or replacement costs will be deducted from the security deposit. If damages exceed the deposit, guests must pay the balance within 7 days of receiving an invoice.
• Follow all safety guidelines for the grill, fire pit, and other amenities.
• Children must be supervised at all times, especially near the grill, fire pit, and outdoor areas.
  

• Wi-Fi and electronics are provided for guest use and must be used responsibly.
• Guests are liable for any damage to electronics or technology equipment.
• Tampering with security systems or cameras is strictly prohibited.
  

• Guests stay at Big Barn Lodge at their own risk.
• By booking, you release and hold harmless Big Barn Lodge, LLC, its owners, managers, employees, and agents from any liability for injury, loss, or damage during your stay, including from use of outdoor cooking or heating devices.
• Follow all fire safety rules: never leave open flames unattended, keep flammable materials away from heat sources, and fully extinguish flames after use.

• We may terminate your stay for violations of these Terms without refund.
• If terminated, you must vacate immediately and may lose access to the property.
  

• These Terms are governed by the laws of the State of New York.
• Any disputes will be resolved exclusively in the courts of Oswego County, NY.
